In the Name of God Amen I John Coe of Buxted in the County of Sussex yeoman being not very well in health but of a sound & perfect Mind & Memory praysed be god for the same and not knowing how soon it may please God to call me out of this World and being very desirous to settle that estate that God in Mercy hath Lent me here on Earth to & for the good & benefitt of my Children doe make my Last Will & Testament in manner & forme following that is to say First and principally I commend my Soule to God my whoe gave it me and my Body I commit to the Earth from whence it was taken to be buryed in such decent manner as my Executor hereafter named shall thinke fit Item I give unto Avis my loveing wife Twenty shillings I haveing before this tyme settled a good estate in Lands to her during her life Item I give & devise all my messuages lands tenements and hereditaments whatsoever scituate lyeing & being in the County of Kent with their & every of their appurtenances unto my sonn John To hold to him & the heires of his Body & for want of such yssue I give & devise the same unto my sonn James & to his heires & assignes for ever And I likewise give & bequeath unto my said sonn John the Summe of Fowerscore pounds of lawfull money of England to be payd unto him at his age of One & Twenty yeeres by my Executor hereafter named Item I give & devise All that messuage & all those lands tenements & hereditaments with their & every of their appurtenances scituate lyeing & being in Retherfield in the sayd County of Sussex (which I have in Morgage from the assignes of John Cheale) unto Jeames my son To hold the same & the Money due thereon unto my said sonn James & the heires of his Body & for want of such yssue I give & devise the same unto my sonn John & to his heires & assignes Item I give & bequeath unto the said James my sonn the summe of Thirty pounds of lawfull money of England to be payd unto him at his age of One & Twenty yeeres by my Executor hereafter named Item I give & bequeath unto my daughter Elizabeth the summe of Fowerscore & ten pounds to be payd unto her at her age of One & Twenty yeeres by my Executor hereafter named Item I give unto my three daughters Alice Mary & Sarah the summe of One hundred pounds apeece to be payd unto them & every & either of them at their severall & respective age & ages of One & Twenty yeeres But my Will and Mind is that the said Legacy & Legacyes given & bequeathed to my said fower daughters shall be payd by my Executor hereafter named to my two Brothers William and Jeames Coe within one yeere next after my death In trust to & for the good and benefit of my said Children To the Intent that my said Brothers William and James shall putt out at Intrest the said Moneyes & the Money ariseing hereby shall and will mayntayne & bring up my younger Children such as shall not be able to earne theire owne Living and to this further Intent That my said Brothers shall pay the severall Legacyes given to my said fower daughters and alsoe the overplus of the Intrest thereof after the mayntenance of my younger Children (if any shall be) to my said fower daughters according to the Lymitacion in this my Will at their severall & respective age & ages of One & Twenty yeeres or Sooner if my said Brothers shall soe thinke fit And my Will & Mind is that if all or any or either of my said daughters shall happen to dye before the tyme & tymes lymited for payment of her & their Legacy & Legacyes & without Issue of her and their Body & Bodyes That then the Legacy & Legacyes of her or them dyeing shall be paid to & equally devided amongst all the rest of my Children and my Will & Mind is that if either of my said sons John & James Coe shall happen to dye before the tyme & tymes lymited for payment of the Moneyes given to them as aforesayd That then the Legacy & Legacyes of him dyeing shall be paid to the Survivor of them All the Rest of my goods Chattells rights & Creditts whatsoever I give & bequeath unto William Coe my eldest sonn whom I make sole Executor of this my Last Will & Testament whom I strictly charge & command to pay all my debts Legacyes & funerall Expences & duely & truely to performe this my Will And I make desire & appoint my said two Brothers William & James Coe Overseers of this my said will whom I desire to be aideing & assisting to my said Executor in the Business thereof In witness whereof to this my Will and Testament (being written in three sheetes) to each sheet have subscribed my name & to the Laste sheet thereof have sett my seale the Twentyeth day of Aprill in the yeere of our Lord 1680 Annoque Regni Regis Caroli secundo Dei gratia Regis ... In the name of God Amen I John Coe of Retherfield in the County of Sussex yeoman doe make and ordeyne this my last will and Testament this eighteenth day of August in the yeare of our Lord God One Thowsand six hundred and seaventy being in perfect health and memory I give God thankes therefore in manner and forme following Imprimis I give and bequeath my soule unto God my Creator hoping a full pardon of all my sinnes through the death and merritts of my Saviour and my body to be buried at the discretion of my Executor hereafter named and for my worldly Goods and estate wherewith it hath pleased God to blesse me withall I doe give bequeath and dispose thereof in manner and forme following Imprimis I give and bequeath unto the poore of the parrish of Retherfield the summe of Thirty shillings to be given and distributed unto them by myne Executor within one moneth next after my decease Item I doe give and bequeath unto my sonne William Coe All such moneys Cattell and housholdstuffe as is now in his Custody and possession which I let him have of myne towards housekeeping excepting only one Joyned Presse which he shall deliver unto my sonne Richard Coe his Brother within one moneth next after my decease And alsoe one bond or obligacion of fowerscore pounds wherein the said William Coe the sonne standeth bounden unto John Coe his Father for the payment of Forty one pounds and fower shillings on the fifteenth day of April one thowsand six hundred sixty nyne and likewise three poundes due to me for one Steere which my will and meaning is shall descend and come Come to myne Executor hereafter named Item I give bequeath and devise unto my said sonne William Coe towards the addicion of his porcion my house Barne and Oast house Commonly called Perrimans together with the lands belonging to it Conteyning by estimacion thirty acres more or lesse with all and singuler the appurtenances To have and to hold the said house Barne Oast house and lands with thappurtenances unto him the said William Coe and to his heyres for ever which lands are abutted and bounded and bounded as followeth to the lands of John Ovenden towards the east to the lands of John Groomebridge towards the South To the lands of John Wickens towards the west to the lands of Thomas Newnam towards the North But my will and meaning is that my said sonne William Coe his heirs & assignes shall suffer Mary my wife to have the use and benefit of her dwelling in the house where I now live one moneth next after my decease for the removing of her goods and housholdstuffe Item I give unto my sonne Thomas Coe over and above that which I have formerly given him the summe of Twenty shillings to be paid unto him by myne Executor within one moneth next after my decease Item I give bequeath and devise unto my sonne Richard Coe all my lands and Tenements and aminity lyeing and being in the parrish of Cranebrooke or elsewhere in the County of Kent with all and singuler the buildings appurtenances & benefits whatsoever To have and to hold the said lands tenements and appurtenances and aminity to him the said Richard Coe and to his heires for ever Upon this Condicion that my said sonne Richard Coe shall pay unto my said sonne Thomas Coe the summe of one hundred poundes of good money in discharge of one obligacion wherein my said sonne Richard Coe and I the said John Coe stand bound to pay unto him the said Thomas Coe the said summe of one hundred pounds so that my Executor shall be freed from the payment thereof But if my said sonne Richard Coe shall refuse or neglect to pay unto the said Thomas Coe the said summe of one hundred pounds that then it shall and may be lawfull for my Executor his Executors and administrators (John Coe) to enter in and upon the said lands tenements and aminity with thappurtenances so given bequeathed & devised as aforesaid and the same to have possesse and enioy and to receive and take the rents yssues and profitts thereof to his only proper use and Benefit untll he shall have received the said summe of One hundred pounds together with all Charges and expences in the lawe that he shall any ways be put unto for the obteyning thereof Item I give bequeath and devise unto my sonne Robert Coe my house or Tenement with the Barne called Kidders Ash together with the lands thereunto belonging conteyning by estimacion fowerteene acres more or lesse with all and singuler the appurtenances lyeing and being in Retherfield aforesaid To have and to hold the said house or Tenement with the Barne land and appurtenances to him the said Robert Coe and to his heires for ever upon this Condicion that he the said Robert Coe shall under his hand and seale give a sufficient discharge to my heire and Executor of a Surrender of such lands as were surrendered by William Relfe being part of Hayes into the hands of the said Robert Coe And also a discharge of all such moneys as have beene received for rents for the said lands by me the said John Coe or my assignes But if the said Robert Coe shall refuse or neglect to seale a sufficient discharge in the lawe to my heire and executor being demannded within one moneth next after such request or demannd made by my said heire or Executor That then my will and meaning is That my heire and Executor shall have free power and lawfull authority to make sale of the said house Barne and lands with thappurtenances Called Kidders Ash soe given as aforesaid to their only use and benefit any thing herein conteyned to the Contrary whereof in any wise notwithstanding And alsoe I give unto my said sonne Robert Coe three peeces of land Called Deane lands conteyning fowerteene acres more or lesse with thappurtenances bounding to the lands of John Burges towards the East south and West and to the lands of John Groomebridge towards the North and East To have and to hold the said lands unto him the said Robert Coe and to his heires for ever Moreover I give and bequeath and devise unto my said sonne Robert Coe the summe of one hundred poundes of good money which is to be paid by a Surrender of lands by John Hooke in to the hands of John Coe of Toodes in the Parrish of Buckstead Item I give more unto my sonne Robert Coe the summe of One hundred and forty pounds to be paid unto him by myne Executor within one yeare next after my decease And I doe give and bequeath unto my said sonne Robert Coe two payre of Fyne hempen sheetes and two paire of Course hempen sheetes to be delivered unto him by myne Executor Item I give bequeath and devise unto my sonne James Coe All my Coppihold lands lyeing in the parrish of Retherfield which I purchased of Christopher Hider and William Relfe of Retherfield To have and to hold the said Coppihold lands to him the said James Coe and
